During a tour of a nice home, your attention will mainly focus on the interior and the beautiful finish. Try to look further so you don't miss any problems. Do you see something that is not right? Then put this on the table during negotiations and take the renovation costs into account when you make an offer.
1. The roof and exterior walls for the tour
Try to get there a little earlier. This gives you the opportunity to walk around the property and get a first look at the general condition of the house. Have you noticed a crack in one of the facades? Be sure to pay attention to this. This could be a possible problem with regard to the strength of the building.
Be sure to check out the roof during your visit. Be sure to pay attention to the ridge: it must be nice and straight and must not sag. Is the ridge sagging or do you see other problems? 2. The floors, walls and ceilings

4. Natural light
There are plenty of nice lighting options available today, but don't underestimate the importance of natural light. 5. The original plans
Ask the seller or real estate agent if you can view the original plans of the home. Have additions been built over the years? Please inquire carefully with the urban planning department. If you buy a home, part of which is not permitted, you as the owner are responsible for adjusting the construction violation.
For more recent buildings you can ask to builder the post-intervention file. This contains certain important information such as the location of the electrical wiring and pipes. It also includes the history of the construction/renovation and the contact details of the people involved in this work (architect, custom home builder, contractor, etc.).
