When will I see progress on construction? The different construction phases explained

Having a villa built is a special process, full of expectations and questions. One of the most frequently asked is: “When will I really see something happening on my plot?” At Zbranek & Holt Custom Homes we understand that it is nice to know where you stand. In this blog we explain what the construction process of a villa looks like and at what moments you will see clear progress on the construction site.

1. Preparation phase (little to see on the lot yet)
Before a single stone is laid, a lot is already happening behind the scenes. Think of:

Customize design
Applying for permits
Structural calculations
Choices in materials and finishing
Work preparation and purchasing

This phase often lasts a few months, but the construction site remains quiet. Only after this phase does the 'real' construction start, and that happens in clear steps.

2. Groundwork & foundation
The first visible activities are the excavation of the plot and the laying of the foundation. This may not seem spectacular, but it is a crucial basis. Think of:

Setting out the construction site and carrying out groundwork;
If necessary, installation of foundation piles, depending on the soil conditions;
Making the foundation, depending on the house and subsoil;
Installation of sewerage and any preparations for utilities.

From this moment on you can see: it has started.

3. Shell: walls, floors and roof
In this phase, things move quickly. You recognize the shape of your home:

Laying the concrete floors;
Gluing the lime sand brick interior walls;
Bricklaying of the outer walls;
Dumping of all floors;
Placing the roof structure;
Applying the roof covering, such as thatch or tiles;
Installing the exterior frames, windows and exterior doors;
Installing the chimney or flue ducts;
Preparations of the sewerage and drains, pipes are laid in the floors;
Preparations for the electrical system, cabling is being installed in the walls, floors and ceiling.

Usually the highest point is reached once the roof has been placed. This is often an important and festive moment in the construction process. The shell phase is completed once the house is wind and watertight, so no more rain or draught can get in. After this, the finishing starts: the finishing of the interior of your villa.

4. Installations & finishing: a lot happens indoors
In the finishing phase a lot happens inside the villa. It is the moment when your villa takes shape and the interior comes to life.

Installing pipes for electricity, water, ventilation and heating;
If necessary, install additional interior walls and suspended ceilings;
Installing interior frames and interior doors;
Plasterwork, tiling and painting;
Installing the kitchen, bathroom, stairs and possibly floors.

This is the moment when all the carefully selected materials and elements are put in place. The villa is increasingly taking on the look you had imagined.

During this phase, you have the option to carry out certain activities yourself. If the home is wind and watertight, we offer the option to handle the villa in-house.* Of course, we can also deliver the villa completely turnkey, so that all you have to do is move in.

5. Delivery and final details
Just before delivery, your villa will be finished in detail. We will perform a preliminary inspection to identify and resolve any defects. We will then complete the final work:

Connecting installations;
Thorough cleaning of the house;
Final painting and touch-ups.

During the delivery, we will walk through the house together. Any minor delivery points will be resolved, after which you will receive the key to your new villa. You can have this delivery supervised by the Vereniging Eigen Huis, we will cover these costs.

Even after delivery, you can count on us: if there is anything, we will carefully resolve it for you in the weeks that follow. You can report any additional defects to us up to three months after delivery. We stand for 100% quality, which we work on until the very last moment.

At Zbranek & Holt Custom Homes we carefully guide you through every phase of the construction process. Throughout the entire process, you have one permanent point of contact: one of our project coordinators. This person will keep you informed, answer your questions and schedule moments to visit the construction site in consultation. In addition, our foreman is also an important face during construction. You will see him regularly and often contact will be made automatically. This way, you remain involved in the creation of your exclusive villa in a pleasant way, without having to arrange everything yourself.
